1.1 This Contract is subject to and conditional upon the Seller, at its own expense, having the Property professionally cleaned no later than 5:00pm the Business Day prior to Settlement. If the Seller does not have these works completed no later than 5:00pm the Business Day prior to Settlement, the Buyer may at the Buyer’s election either:
a. Deduct the sum of $[INSERT SUM] from the balance of purchase price at Settlement; or
b. Terminate the Contract and the Deposit shall be refunded in full to the Buyer.
1.2 If requested by the Buyer, the Seller must provide the Buyer with a copy of the paid Tax Invoice for such cleaning.
